If I had $15 million to spend on a property, there is no question in my mind where I would spend it.  This is not only just an amazing property, it is amazing in just about every way possible.  When this property sells, there will be significant remorse by anyone sitting on the sidelines that will wish they had.  It is only 30 minutes from the Sundance ski resorts and a little over an hour from Park City/Deer Valley, but with about 5 times the size and property that this price could purchase at those locations.

This could easily be an amazing corporate retreat opportunity.  I could also see this as a business opportunity to do luxury vacation rentals at $20K per night, much like what is charged at resorts in the Caribbean.

Before even getting to the house itself, this is such a special property.  It is located only a half hour from major civilization (ex: Provo, with Brigham Young University), but sits on 156 acres to be completely remote.  That privacy alone is something that is so difficult to find, even if you have mega millions to spend anywhere you want.  Not only does that offer privacy, but opens the floodgates to outdoor recreation, including horses, snowmobiles, mountain bikes, snow shoeing, cross country skiing, hiking, helicopter pad, and probably even a private runway.  156 acres is a lot of land and it is very difficult to come by in such an ideal location.

I think it would be impossible to locate and build anything similar for a similar cost.  At $17 million, it really is a steal.  My guess is that because it has been on the market for over 2 years, chances are that it could sell for even less with a solid offer.  This is likely a once in a generation type of property that does not become available all that often. Though $17 million is not something that is in everyone’s bank account, 20% down is right around $3 million and could provide access to one of the best buys currently in the US in my opinion.
