Huge price reduction! At the end of Hobble Creek Canyon sits one of the largest homes in the United States. The 50,738 square foot home is situated on a bluff with jaw-dropping views of the Wasatch Mountains. The scale of the home and the quality of the finish work are as stunning as the views. This is immediately evident as you walk in the front door and first see the grand entry with over 20′ ceilings, a massive chandelier, and elegant dual staircases. Just behind that is a formal living room with such exquisite detail and spectacular views that you are almost left speechless. From the huge master suite to the five guest suites, everything maintains this same level of luxury. The home is also ideal for entertaining. In the past they have hosted events with hundreds of guests. The property boasts a resort-style swimming pool with a waterslide, waterfall, lazy river, rope swing, hot tub, children’s area, and kitchen. There is a basketball court, two-lane bowling alley, 27 seat theater room, sauna, exercise room, game room, children’s play room with a pirate ship and slide, and an area designed for a shooting range. This property would be ideal for a primary residence, vacation home, or a corporate retreat. With 156 acres, this is also ideal horse property. Hobble Creek Canyon offers fantastic recreational opportunities from one of the top public golf courses in Utah to hiking, biking, camping, hunting, horseback riding, numerous ATV and off-road trails, snowmobiling, and cross-country skiing areas. The home is only 30 minutes from a private airport and just over an hour from Salt Lake City.

Personal Insights on Why You Should Buy This

Utah Mansion Worth Considering

If I had $15 million to spend on a property, there is no question in my mind where I would spend it.  This is not only just an amazing property, it is amazing in just about every way possible.  When this property sells, there will be significant remorse by anyone sitting on the sidelines that will wish they had.  It is only 30 minutes from the Sundance ski resorts and a little over an hour from Park City/Deer Valley, but with about 5 times the size and property that this price could purchase at those locations.

This could easily be an amazing corporate retreat opportunity.  I could also see this as a business opportunity to do luxury vacation rentals at $20K per night, much like what is charged at resorts in the Caribbean.

Before even getting to the house itself, this is such a special property.  It is located only a half hour from major civilization (ex: Provo, with Brigham Young University), but sits on 156 acres to be completely remote.  That privacy alone is something that is so difficult to find, even if you have mega millions to spend anywhere you want.  Not only does that offer privacy, but opens the floodgates to outdoor recreation, including horses, snowmobiles, mountain bikes, snow shoeing, cross country skiing, hiking, helicopter pad, and probably even a private runway.  156 acres is a lot of land and it is very difficult to come by in such an ideal location.

Add to the location and land this enormous home.  At over 50,000 sq ft, it is almost the same size as the White House (55,000 sq ft).  And yet it has meticulous details at every consideration.  For example, there are three covered places to pull your car up to if it is bad weather.  You never have to get out in the weather if you don’t want to.  Solar panels are installed to help with utility costs.  The finish work throughout is second to none.  Incredible detail at every corner.

Then there are the features.  Have you seen the INDOOR pool?!  It is beyond incredible and is simply a work of art in itself.  The pool alone is worth considering the house as I have never seen another like it.  Add to it the two lane bowling alley, huge basketball court, and even indoor shooting range and you can quickly realize that both indoor and outdoor there is no shortage of things to do.

This property could easily serve as an executive state, the type that will be toured generations later to the tune of the “Hearst Castle” in California.

I think it would be impossible to locate and build anything similar for a similar cost.  At $17 million, it really is a steal.  My guess is that because it has been on the market for over 2 years, chances are that it could sell for even less with a solid offer.  This is likely a once in a generation type of property that does not become available all that often. Though $17 million is not something that is in everyone’s bank account, 20% down is right around $3 million and could provide access to one of the best buys currently in the US in my opinion.
